New short sale program for homeowners

According to the National Association of Realtors, the government announced a new program today that is designed to provide a uniform process for handling short sales. The Making Home Affordable Program provides incentives for junior lien holders as well as relocation expenses for homeowners. There will also be a standardized timeline and documents for the short sale transaction. Mountain House April Number of Listings

Number of Listings for Mountain House is at an all time low. The banks have not released a lot of REOs and competition among buyers are fierce. Most listings are pending within a week and even not quite as popular short sales are gaining interests. New home builders in the community are also being resorted to as some buyers are simply fed up with bidding wars for bank owned homes. A few pointers for buyers:
  • secure your finances before shopping for a home so that you will be able to act right away when the right house comes along.
  • get pre-approval letters and documents ready such as proof of funds
  • find a local agent in the area; this is especially important as these agents will often become aware of what is available as soon as it becomes active, sometimes even before it comes on the market
It is hard work to get the house you want at a bargain price these days when compared to a few months ago. Do your homework, be prepared to sign a few contracts and patience is definitely needed. A lot of it.
